Know what you’re looking for

There are many types of property today to consider; Units, townhouses, free-standing houses, apartments.

Now to consider suburbs and regions you wish to purchase in. Website such as www.realestate.com.au , your local newspapers and real estate agents will help you compile information relevant to your search.

Keep an eye on sale prices of the types or properties you are interested in, in your desired area, to get an idea of how much you would be paying for that dream house.

Know what you can afford

Speak with your Logical Choice Finance representative before you start looking for your home or investment property. We can arrange for a free pre-approval to give you the confidence to purchase the right property.

Tip: Know your limit! There is no use purchasing a property out of your price range if you cannot comfortably service your loan.

Private Sale or Auction

A property listed for ‘auction’ means that, unless the property sells prior to auction, the property will be auctioned on the designated date, and will not be able to be subject to any conditions. In most cases, a 10% deposit will be required to be paid on the day by the successful bidder.

Tip: It is essential that if you wish to bid at auction, you have a pre-approval for finance.

A property listed for ‘private sale’ is open to negotiation; therefore no auction will take place. The real estate agent will take suitable offers from potential buyers to the vendor for consideration.

A property for private sale will be advertised with a price, however this, as well as settlement date, conditions, and building reports may be negotiated to suit both the buyer and vendor.

Tip: If several offers are presented by several potential buyers, the vendor will consider offers with fewer conditions more favourably.
